Modular homes are very similar to traditional homes in that they are built directly onsite, with the one exception that construction on modular homes is started in a factory. Sections of the house are constructed according to the house design in our factory, and then those sections are taken by truck to the building site where the home construction is completed. The quality of our modular homes generally exceeds that of traditional site built homes due to materials used. Each section of our homes must be built independently stable in order to withstand the transport to the build site and the wind shear of the highway. In contrast, site built homes are not built with independent stable sections but are stabilized by the completion of the whole house together.
A Modular Home is built in a controlled environment. Rain or snow will not impede the building process. This provides protection for the building materials, but more importantly, it provides a comfortable environment for the workers. A carpenter is more likely to make a mistake in rainy or 30 degree weather than if he is inside, warm and dry.
Financing a construction loan/mortgage for a Modular Home is exactly the same as a "site built" home. Choosing a Modular build will have no bearing on your loan terms or interest rate. Modular Homes are appraised the same as "site built" homes.
All of our modular homes are built with 2X10 floor joists 16″ on center with double 2X10 perimeter joists. Our exterior walls are built with 2X6 studs 16″ on center, and are wrapped with oriented strand board. All of our homes are built with 2X4 interior walls, not 2X3’s. No mobile homes and few site built homes meet these standards.
What's the difference between a Manufactured Home and a Modular Home? Although they are both made in a factory, a Modular Home is different from a “Manufactured Home” in that Modular Homes must adhere to the local building codes, exactly the same as a "site built" house. A modular home is not a mobile home or a trailer home. According to the HUD website, "Manufactured homes are constructed according to a code administered by the U.S. Department of Housing and Urban Development (HUD Code). The HUD Code, unlike conventional building codes, requires manufactured homes to be constructed on a permanent chassis (mobile/trailer home) while Modular homes are constructed to the same state, local or regional building codes as site-built homes."
